let’s talk: A GOOD DAY IN REAL ESTATE

View this email in your browserHey Guys!

It has been a crazy and weird week for all so I will keep today short & sweet and focus on some positives, thanks to real estate.

So, as we do, let’s talk Real Estate, let’s talk THE HAPPY SIDE OF A LIFE IN REAL ESTATE…

1. We closed on our home!
With the help of the title company and lender, we were able to pull off the most last minute closing ever. We were not supposed to close until 11/2 but the seller had to leave town before then. So we rushed to get closing done by EOD 10/30. We scheduled closing for 4 PM that day and as of 1:30 PM that afternoon we still not have the clear to close. As of 3:30 PM I still had not been given wiring instructions but was in the car en route to the title company…Luckily by the grace of God, and 1000x phone calls back and forth between myself, the title agent and the lender, we pulled it off at 5:15 PM that night – 15 minutes before the title company had to stop accepting wires. We were SO HAPPY. We have already started working to sell the furniture inside the home (shout out to Facebook Marketplace), strip the walls of the current wallpaper (very therapeutic), and are meeting with two architects tomorrow to help us with the floorpan.

2. We helped one of my favorite investor clients go under contract on their next flip!
We spent Saturday morning looking at properties and by that night had already put in their offer. We are working to help them close in the next 3 weeks. My favorite part about this deal?! It is an all women team from the realtor (me!), to the investors (WayToGoHomes), even to the lender #girlpower.

3. We put in offers on two new spots in NY!
Our team is looking to grow. We put in offers for two different duplexes up in NY – fingers crossed!

All of this being said, I know times are weird and all around just not good in so many ways. And honestly, it feels not right to talk about “happy” or “exciting” things going on but this has been a big week in real estate as a new homeowner, as a realtor and as an investor and the point of this community is to share that real estate journey. It has been such a welcome distraction to focus on these things during the stress of the past year. So I hope you spend some time focusing on the “wins” or whatever is brining you happiness in your life right now.

Stay Healthy!
Erin
