let’s talk : WHAT DOES AN AGENT DO TO HELP YOU LIST YOUR HOME?!

With the final push here at year end, and baby boy just a couple weeks away, real estate is still full steam ahead. I have a new listing coming on the market next week that I cannot wait to share with you all. This is a flip I helped my clients purchase pre-reno at the beginning of 2021. Their renovation is finally done and I am excited to help them show off all of the hard work they put in over the last 10 months. As an agent, here is what we do on our end to help you get your home on the market. 

So, as we do, let’s talk Real Estate, let’s talk PREPARING TO LIST YOUR HOME – WHAT DOES AN AGENT DO…

CLIENT CONSULTATION
During the initial consult the agent will talk to the seller about what their goals are, why they are selling, and help them determine if there is anything thy need to do to the home to make it more successful on the market. As an agent, it is important to know why your client is selling and what they are hoping to accomplish so that we can do what needs to be done in order for them to meet their goals. Sometimes they have a time deadline, or a bottom line number they need in order to be able to sell, whatever it is, it is important the agent understands their client’s needs. 

HELP DETERMINE A LISTING PRICE BASED ON THE MARKET AND THE SELLER’S GOALS

Once the agent and the seller have had their initial consult, the next step is to determine the price. It is the agent’s responsibility to know the market, and pull comparables in order to determine a fair market value for their client’s home.
 
DOCUMENTATION

Once the listing terms are agreed upon, it is time to put it all in writing. In PA, here are some forms you can expect to fill out;
– Listing Agreement: this document outlines the price, when the property will hit the market, how long the agent has the right to list the property, commissions, fees and state rules
– Seller’s Property Disclosure: this document outlines the state of the property to the best of the seller’s knowledge
– Lead Based Paint Disclosure: this document let’s the buyer know if there is any known lead based paint in the home
– Consumer Notice: this document is between the seller and the agent and essentially lets the seller know that the agent may see the seller and buyer’s financial information 
– Affiliated Business Disclosure: this document is EXP REALTY specific and let’s the client know the various businesses under the EXP umbrella 

PHOTOS 

Once all of the documentation is set in stone, the agent is in charge of getting a professional photographer out to the property for photos! Depending on the listing, the agent may also arrange staging as well.  The turnaround time for professional marketing photos is typically 24 hours in this industry.

MARKETING

After ALL of the above is said and done, it is time to set up marketing campaigns! As an agent, I will first post the listing to the MLS but also Zillow, Trulia, Redfin, Realtor.com, Facebook, Instagram, Twitter and Craigslist. I typically run all campaigns by the seller before posting anything to ensure we are on the same page.  

I outline all of this because there is a lot more that goes into a listing than I think people think. It may also be helpful for any new agents on here to see!
