
let’s talk: 2020 REAL ESTATE RECAP
Hey Guys!
So we are FINALLY at the end of 2020. Not going to sugarcoat it, it has been a pretty awful year personally but professionally we did okay! So let’s review a year of work!
So, as we do, let’s talk Real Estate, let’s talk 2020 REAL ESTATE RECAP…
We closed out Project Philly and were issued our Certificate of Occupancy after an 18 month rehab! This was the BEST FEELING EVER.
We put Project Philly on the market for rent and for sale! We had leases signed on both units within 2 weeks!
Project Philly tenants moved in – FINALLY!
Renewed all leases up in NY rentals
Worked with our tenants to help them apply for any financial aid they could during this pandemic
We were finally able to get a mortgage on Project Philly and pull out the cash we had put into the project over the last couple of years. Hello BRRRR strategy! (Buy, Rehab, Rent, Refinance, Repeat!)
Purchased our new home
Met with an architect to finalize designs on our new home renovations – Project H!
Closed out $1.4M in sales as a realtor
Sent out several referrals to other eXp agents
Waterproofed the basement at Project Philly
Sold all of the previous home owner’s furniture at Project H – thank you Facebook Marketplace!
Took on some DIY projects at Project H before the real work starts – mainly carpet removal and painting, we will leave the real work to the professionals!
Helped some fellow investors get started in their investing ventures! This was more of a consulting role and I absolutely loved it. Perhaps, I will try more of this in 2021?!
I tried to use today’s post to focus on some professional goodness that happened over the last 12 months but I do not want to be insensitive to those who had a tough year. I was and am right there with you in that toughness. To put it bluntly, this year sucked. Praying for all that faced any sort of loss this year whether it be personal, professional, financial, emotional, whatever it may be. I hope that 2021 gives us all the break we need.
Now let’s end on a happy note! Please share some good that came out of 2020 for you! I want to use this platform to celebrate the wins of the LTRE community. I am so grateful and appreciate all of you that have continued to be a part of this over the last three years. THANK YOU!
